
Houses remain a viable option for many buyers of Tokyo real estate. Be forewarned the high priced central portion of Tokyo, in such wards as Minato-ku, Shibuya-ku, Chiyoda-ku and Meguro-ku carry heavy sticker prices but in this day and age heavy negotiating is more possible than ever before.
For many investors and people who wish to buy a Tokyo house over leasing it can be the best option over a condo, as most people who buy believe the inherent value of any property is in the value of the land.
Make absolutely sure that the house comes with land ownership rights (known as freehold), ALWAYS check before closing on any real estate deal that the land is not leasehold. We do not recommend ever buying a property which is leasehold unless it is apparent that the ROI is extremely high and the property is very attractive over other competing properties and should pose no problem to find a tenant, but never for houses!!!
Another is the lack of management fees and “reserve repair fees”, which are always charged to owners of condos and increase a property’s operating expenses. Most houses in Tokyo are going to be multi-level due to the scarcity of land and while 2-floor structures are the most common in Tokyo there are also 4-story homes as floors below ground are not counted towards the strict floor area ratio (also known as floor space index [FSI]) regulations for building structures in Tokyo.
