Japan’s various real estate associations (divided by region) do offer a Multiple Listing Service (MLS), however, it is geared for brokers, which must pay annually for using the system with a login and password. What is different is unlike in many worldwide markets it lacks the many beneficial features, such as allowing a real estate broker to set up clients on custom searches which emails listings of interest based on specific parameters such as price, location, real estate type, floor space, number of bedrooms, average price per square meter, etc.
In fact most listings do not even include photos as Japanese brokers find it tedious to upload and their lack of familiarity with IT and Internet technology. The only photos one usually sees on our MLS are ancient exterior images and one interior shot. Really on the Internet it is difficult to find image galleries for residential properties in Japan, and most of the content is in Japanese.
