Real Estate Appraisals for Tokyo Real Estate
Japan and Tokyo does not have a lot of appraisers of real estate for residential properties as is present in many countries overseas.  Most charge about $1,000 at a minimum which means you need a dedicated Tokyo real estate consultant who will do analyses, a CMA or comparative market analysis, an analysis on rental prices for comparative Tokyo properties (specific to same area) in terms of floor space size, number of bedrooms, age, features, etc.  And finally one should be done to determine the value of the land ownership proportion for condos and land plots for houses in the appropriate Tokyo neighborhood before putting in an offer to buy.

There are Tokyo real estate appraisers, those who determine the value of commercial properties who charge a lot for their expertise, and  those who work for the government to determine property taxes. Lending institutions also have their own appraisers for the purposes of determining the amount that can be safely loaned on each particular property.

With regards to the government’s appraisal for tax purposes, owners can dispute the valuation on their property although it is highly unlikely that they will want to do so, especially if the property is in a big city, since there are so many comparables in the market and the valuations tend to be on the low side.
